Where British Families Rent in Buenos Aires: Belgrano, Núñez, Olivos and San Isidro

For a British family the rental decision comes down to three things: where the school is, how the school run and the commute work, and what kind of home you want, a flat with a lift and amenities or a house with a garden. Four northern bases cover most of the choices: Belgrano and Núñez inside the city, and Olivos and San Isidro just over the boundary in Buenos Aires Province. Start from the school, not the barrio

The British-heritage schools are bilingual Argentine schools, not UK schools abroad. St Andrew's Scots School and Northlands are in Olivos, and Northlands also has a campus in Nordelta (Tigre); St George's College is in Quilmes, with a second campus in Los Polvorines. All of those places are in Buenos Aires Province, which sets its own school calendar, while city schools follow the city's. The four bases compared

Núñez is in the city; Olivos is farther north in Vicente López and is not inside Núñez. That matters when an advert says zona norte: a Núñez address stays in the city. The four bases, one by one

Belgrano. Avenida Cabildo carries the shops, buses and Subte line D, and a flat directly over it will not feel like one on a side street. Belgrano C station is on the Mitre line's Tigre branch, while Belgrano R is on a different Mitre branch towards José León Suárez, and the two are not interchangeable, so an advert that says close to Belgrano station needs a follow-up question. Belgrano Day School, one of the bilingual schools outside the three British-heritage names, is in the barrio.

Núñez. Núñez sits at the northern end of the city, immediately north of Belgrano; cross the boundary and you reach the Vicente López municipality. Avenida Cabildo carries the practical shops, and streets near the Mitre railway suit a commute towards Retiro. River Plate's Estadio Monumental changes the street pattern on match and concert days, so see the street on an event evening before you commit.

Olivos and Vicente López. This is where St Andrew's and Northlands are. It is a Province municipality on the Mitre Tigre branch, so the school run is short if you live close, and services and local taxes come from the municipality rather than the city.

San Isidro. San Isidro is a municipality in Buenos Aires Province, not a city barrio, and Martínez, Acassuso and Beccar are localities inside it, each with its own station and routine. Life centres on clubs, schools and the river; Club Atlético San Isidro and San Isidro Club are different rugby institutions. Near the station you can manage without a car; inland areas such as Lomas de San Isidro and La Horqueta have larger houses and are easier with one. Boulogne and Villa Adelina are inland and served by the Belgrano Norte railway rather than the Mitre line.

Flat or house?

Argentine adverts count the living room, so 3 ambientes is normally two bedrooms plus a living room, the usual family search in Belgrano. Houses and PHs (low-rise subdivided houses) with gardens are more common in Saavedra and in the Zona Norte municipalities. Ask these questions of any family home.

• Expensas. What do the building charges cover: a doorman, lifts, a pool, a gym? Ask for the last three statements.
• Garden, pool and upkeep. In a house, who pays for the gardener and the pool, and who arranges repairs?

Nurseries and doctors near your base

The lease points that matter to a household

Since DNU 70/2023 the parties set the term, the currency, the deposit and the rent rises. If the contract names no term, a lease for permanent housing runs two years, and you can leave at any time by paying 10% of the rent still to come. A search routine that works

1. Fix the school. Choose one or two, and mark the areas within a journey you have actually tested at dismissal time.
2. Search each base. Use the four place pages above and save each search, so that new listings reach you as they appear.
3. Describe the home in plain words. The natural-language search accepts a request such as a three-ambiente flat in Belgrano with a balcony and a lift.
4. Visit twice. Once at school-run time and once after dark, so you see the pavements, the lighting and the walk to the station.
5. Read the lease with a translation beside it. Check the currency, the rent-rise clause and the exit terms before you pay a reservation.
