Núñez: The Quiet Northern Barrio British Families Keep Discovering
Núñez is where Belgrano ends and the suburbs begin. Quiet streets, the River Plate stadium, and some of the most affordable quality housing near British schools.

I discovered Núñez by accident. I was visiting a friend near the River Plate stadium and realised the streets around it were residential, quiet, tree-lined, and about 20% cheaper than Belgrano two stops south on the Mitre line. A month later I was looking at flats there.
Núñez sits at the northern tip of CABA, above Belgrano and below the municipal boundary with Vicente López (which leads into Olivos and San Isidro). It is the last stop before the zona norte suburbs begin. For British families, this geographic position is quietly perfect: you are in the city (with CABA services, healthcare, transport) but within 10-15 minutes of the British school corridor.
The character
Núñez is residential to its bones. There are no boutique hotels, no craft cocktail bars, no tourist attractions beyond the stadium. The commercial strips along Cabildo (the main avenue) and Libertador have supermarkets, pharmacies, hardware stores, pizza joints, and shoe shops. It is a neighbourhood built for living, not visiting.
The stadium: El Monumental (officially Más Monumental), home to River Plate, one of Argentina's two biggest football clubs. On match days (typically every other Sunday), the neighbourhood comes alive with red-and-white-clad fans. For football-loving British families, living near El Monumental is a genuine perk. On non-match days, the area is silent.
Why British families look here
Schools proximity. Núñez is the closest CABA barrio to the British school corridor:
- St. Andrew's Scots School (Olivos): 10 minutes by car
- Northlands (Olivos): 15 minutes
- Michael Ham (San Isidro): 20 minutes
- School buses run through Núñez for all three schools
Rent savings. A three-bedroom family apartment that costs USD 1,500-2,000 in Belgrano costs USD 1,200-1,700 in Núñez. The quality is equivalent; the difference is that Núñez is less fashionable and less sought-after by expats.
Safety and quiet. Núñez is one of the safest barrios in CABA. Low crime, residential streets, portero buildings, and a genuine sense of community. Children play on the pavements. Elderly residents walk their dogs at midnight. It feels safe in a way that even Palermo does not.
The Costanera Norte. The riverside promenade runs along the eastern edge. Walking, cycling, and running paths with river views. On weekends, families set up camp with mate and facturas.

Transport
Mitre train: Núñez station, 20 minutes to Retiro. Frequent service.
Subte: No subte in Núñez. The nearest station is Congreso de Tucumán (Line D) in Belgrano, 15 minutes walk south.
Buses: The 29, 42, 60, 63, 130, and 152 all pass through. Good connections to Palermo, Recoleta, and the centre.
Daily life
Quiet. The morning routine is school run (by car or school bus), then coffee at one of the small cafes on Cabildo, then work (from home or commute via Mitre line). Groceries at the Coto on Libertador or the neighbourhood verdulería. Evening walks along the Costanera.
The social life is family-centred. Birthday parties, school events, building courtyards. The British parent WhatsApp groups are active. Newcomers are folded into the community quickly because everyone knows each other through the schools.
