Put your earliest meeting on the viewing request

Send the operator a sample working week with the local start time shown in your calendar. Britain changes its clocks, so the same London meeting does not always fall at the same local hour. Ask who opens the building, whether your membership includes independent access and what happens on local public holidays. Do not count seats until you have counted simultaneous calls. Two colleagues in a tiny glass room can still interfere with each other. Test whether the door seals, whether a neighbouring room is audible and whether the meeting-room booking system leaves enough space for your regular client calls.

Try the connection with your own equipment

Compare the full bill per usable desk

Request a written quote for the same period, number of people and hours from each candidate. Separate the membership or rent from meeting-room charges, deposits, setup fees, building charges and taxes where applicable. Ask whether the quoted amount includes IVA rather than adding an assumed percentage. The accountant should confirm the tax treatment of your particular arrangement.

Divide the recurring total by the number of workstations your team can use comfortably. Then keep the one-off cash needed to move in as a separate line. What changes when you take your own lease

Commercial premises use the Civil and Commercial Code, not a housing tenancy template. Article 1198 says the parties establish the term. Where no term is established, its category for other uses provides three years. Write the start and end dates rather than leaving a business plan to a default provision.

Article 1199 permits rent in local or foreign currency and agreed indexation. Record the currency, the named adjustment mechanism, review dates and the payment method. A sterling income does not make a dollar rent fixed in pounds. Ask for worked adjustment examples using the actual clause, without treating them as forecasts.

Article 1196 lets the parties determine the amount and currency of a security deposit and how it is returned. Ask what security the owner will accept from you: a guarantee, an insurance-backed guarantee or another negotiated arrangement. Obtain written acceptance before paying for a guarantee product. Make the deposit return deadline and permitted deductions explicit.

Article 1221 provides early termination by paying ten per cent of the future rent balance from notification to the agreed end date. Have a lawyer explain how that applies to the proposed lease, particularly if rent changes during the remaining period or the contract adds other obligations. A membership cancellation policy is a separate question; do not assume the lease provision applies to a coworking service agreement.

For a small UK company, identify the contracting party

An office does not, by itself, register a company or settle immigration and tax questions. Before reserving a room in a company name, ask an Argentine lawyer and accountant which entity will sign, who has authority and what identification and tax documents the provider requires.
